Listing Process:
Selecting the right broker to represent you as either seller or buyer, tenant or landlord is a fundamental element of real estate exchanges. The broker is your resource to eliminate personal biases and allow a preliminary look into the marketplace. In order to maximize your time, effort and proceeds, we suggest using a broker. If not us, then choose another firm. Please do not make a critical error with your real estate in an attempt to eliminate commission. Brokers are paid professionals and provide an integral service to the public.

Our physical marketing is driven by our signs and our interaction in the market as brokers, appraisers and investors. Very few of our listed properties terminate due to expiration. Most of the properties we sell are brokered between two parties with juxtaposed needs. We find the right sellers for the right buyers at the right time. Appraisals

The process of valuing properties is a fundamental means of meeting prospective clients as well as orienting these clients with the quality of our work. We provide only the best in our appraisal of real estate. With a combined appraisal experience of over four decades, our reports are used by most real estate and legal professionals. All of our appraisals are self-contained full narratives and signed by a MAI designated appraiser. These meet all the USPAP requirements as set forth by the Appraisal Institute and consider all three approaches to valuation, the cost, sales comparison and income approaches. The completed report is professionally bound, retained in our records for at least three years and completely confidential. Our client list includes many Metropolitan municipalities, both cities and counties, Federal agencies, attorneys, certified public accountants, tax planners, trustees, executors, lending institutions and others. We have extensive experience as expert witnesses and as consultants. Many of our appraisal engagements involve work that other firms found too difficult or too costly to perform.
